The main terms of high-end home construction, explained simply.
Here we have gathered the most common terms of civil construction and high-end homes. If you are thinking about building in Criciúma or the region, understanding this vocabulary helps you talk with your construction company and make better decisions.
- High-end house
- Residence built with an exclusive design, premium materials and premium finishing, with attention to comfort, design and durability.
- Made-to-measure house
- A house designed specifically for the site, the routine and the client's preferences, without using standardized floor plans.
- Construction company
- A company that carries out the client's project, from design to delivery, with technical responsibility for the construction. That is the case with EZA Engenharia.
- Real-estate developer
- A company that launches and markets developments, usually selling standardized units off-plan or ready-built. It is different from a construction company.
- In-house engineering
- When the same company handles the design and the execution with an in-house technical team, ensuring alignment from the beginning to the end of the project.
- Architectural design
- Document that defines the layout of the rooms, the aesthetics and the functionality of the house, the basis for the entire construction.
- Structural design
- Design that sizes foundations, columns, beams and slabs to ensure the safety and stability of the building.
- Foundation
- Part of the project that transfers the weight of the building to the ground. Its type depends on the terrain and the structural design.
- Ceiling height
- The height between the floor and the ceiling of a room. High ceilings enhance the sense of space and add value to the home.
- Finishing
- Final stage of the project, with finishes, painting, fixtures, fittings and cabinetry, responsible for the appearance and standard of the house.
- Window and door frames
- Doors, windows and frames. In high-end houses, they are usually made of aluminum or steel, with good thermal and acoustic insulation.
- ART
- Technical Responsibility Note (ART), a document that registers the technical professional responsible for a project or work with CREA.
- Habite-se
- A document issued by the city hall certifying that the project was completed in accordance with the approved design and is fit for occupancy.
- Building permit
- City hall authorization to start the project, issued after design approval.
- Descriptive specification
- A document that specifies the materials, finishes and technical solutions adopted in the project, serving as a reference for execution.
