Commercial facade: your business's first handshake

IN SHORT

A well-designed commercial facade attracts customers and adds value to the business. See materials, lighting and visual identity with EZA's experience in Criciúma.

Modern commercial storefront in Criciúma, with a featured cladding, glass, recessed lighting and visual identity well applied on the fascia

A commercial façade is the first thing a customer sees, before any storefront window, before any attendant smiles. In 35 years of building, we've seen entrepreneurs invest a fortune in the interior and leave the front of the building the way it was fifteen years ago. The result is always the same: people passing on the street don't come in, because the façade doesn't tell the story of what's inside. In this article I want to show, with examples of projects EZA has built in Criciúma and the surrounding region, why the façade deserves as much attention as the interior design, and how every choice out front, from the material to the sign, has a direct impact on the business's bottom line.

Why the facade decides before the client walks in

There is one thing every experienced shop owner knows and every beginner will still learn: no one walks into a place that looks closed, dirty or stuck in time, even if the product inside is excellent. The storefront works as a silent invitation. It tells whether that space is trustworthy, whether it is up to date, whether it matches what the person is looking for.

On the Decor Export project, for example, the facade needed to convey sophistication even before the client saw the products on display. There is no point in having a high-end furniture store with a generic facade. The same applies to a clinic: someone arriving for an appointment is already assessing, at first glance, whether that place conveys care and seriousness. That is how we conceived the facade of Clinic Miocuore, with clean lines and a visual reading that reinforces medical trust right from the sidewalk.

Materials that withstand sun, rain and time

Criciúma and the surrounding region have a climate that does not forgive cheap material. Strong sun much of the year, heavy rain at other times, sea air near the coast in Balneário Rincão and Içara. Choosing facade cladding is not just a matter of aesthetics, it is a matter of real durability.

ACM, facade porcelain tile, tempered glass, steel structure, masonry with quality textured paint: each one has its place, depending on the style of the business and the available budget. On the SATC project and at Hotel Centenário, for example, we used different combinations because the audiences and the technical requirements were different. A common mistake is to choose the material based on a nice photo on the internet, without considering how it will behave after two or three years exposed to the weather here. That is a conversation that needs to happen while still in the design phase, with someone who understands engineering and not just decoration.

Lighting: the façade also works at night

Many people design the façade thinking only about daytime and forget that much of the street activity, especially on commercial avenues, happens at night. A façade that is beautiful by day and dark by night loses half of its potential to draw attention.

Well-executed facade lighting is not just placing a spotlight pointed upward. It's thinking about light points that enhance the texture of the material, highlight the sign without blowing it out with too much brightness, and create a pleasant reading for those passing by car or on foot. At the Werner Backes Advogados office, the lighting was designed to convey a sober tone, without excess, because that business's audience values discretion. In a restaurant or a gym, however, the light can and should be more inviting, almost an invitation to come in.

Visual identity applied with consistency

A façade with a crooked sign, colors that don't match the brand, or a poorly proportioned logo sends the wrong message, even unintentionally. The company's visual identity needs to be conveyed out front with the same consistency it has on the business card or the website.

This involves choosing a typeface legible from a distance, color contrast that works both by day and by night, and the proportion of the sign relative to the size of the façade. A mistake we see often is a sign too small for the scale of the building, or too large and unbalanced. At EZA, this alignment between the architectural project and the brand identity is discussed before execution, so there's no need to make adjustments after the project is already finished.

The façade as an enhancement of the property's value

There is also the financial side that many people forget. A well-executed commercial facade, with quality materials and a design that ages well, adds value to the property. That matters as much to the owner of the premises as to those who rent and want to negotiate better terms in the lease.

Renovating the façade is not an expense, it is an investment with measurable returns: more people coming in, more brand recognition, a more valuable property if it is ever sold or rented. Companies serving Criciúma, Içara, Forquilhinha, Nova Veneza and Cocal do Sul often compete on the same street or the same avenue. The façade is one of the few elements that separate those who are noticed from those who go unnoticed.

The facade is not the last item of the project. It is your client's first contact with your company, and that holds true even before they walk through the door. EZA Engenharia designs and builds commercial facades in Criciúma, Içara, Forquilhinha, Nova Veneza, Cocal do Sul, Balneário Rincão and the surrounding region, always with in-house engineering from design to delivery. Frequently asked questions

How long does a commercial facade project take?

It depends on the size and complexity, but a medium-sized store or commercial-space façade is usually finished within 20 to 45 days, counting approved design and execution. Larger façades, such as hotels or warehouses, require their own schedule, which EZA presents before starting, with no runaround.

Do I need a design and city hall approval to change the façade?

In most cases yes, especially when there is a structural change, a change in the enclosure, encroachment on the setback or installation of a larger sign. EZA takes care of the design and the approval process with the municipality, so the store owner does not have to chase after it alone.

Can the façade be renewed without closing the business?

Most of the time, yes. Commercial façades are usually worked on from the outside, with hoarding and phasing that preserve the internal operation. EZA plans the execution precisely so as not to disrupt sales or service during the project.
